It depends on several factors too, being common in the area, being common for the price range and style of property and market influences (an example would be an area of more mature, older owners or young families with children).

yes - the new rule of 90 days came into effect with HVCC - time adjustments have been dropped in favor of homes that are not actually comps - foreclosure that is next door to your totally renovated home that sold in 2 months is now better then the identiacal home with identical work 6 months ago.Now maybe it isn't exactally that but you get the point.

The first challenge will be finding a student who is mature, organized, and responsible enough to fill the role.
