They still make you download all tax returns and such even though they are touted as being "all digital."

I haven't used it myself but I have seen a few people recommend something actually called houseflippingspreadsheet (I believe you buy and download it online?) 

I downloaded landglide app and I wanted to call and talk to these people but I'm very nervous.

When you DO look into what they do with the 2x of their income that they're not paying you for rent, you're going to find a bloated car payment or two, iPhones instead of Android phones, rental payments on furniture, carried monthly balances on credit cards, fanatic brand loyalty in food shopping...my point is that they fritter their money away and are typically left with nothing, month after month.Emergency fund?

You can use an app, but make sure you can download the data in a standard format such as pdf or excel.

It's nice to be able to upgrade because QuickBooks is always improving their "stuff".I believe they stop supporting automatic download/reconciliation of transactions after a few years from each version. 

@Clay Couvillon  google sheets are pretty easy to setup and populate across all of your platforms (iphone, ipad, pc) which is a nice feature when your adding stuff on the fly.
