That percentage is less firm as you move up the ladder on the home's FMV - i.e. you can't expect to be all-in at $700k for a house that will sell for $1M.With current interest rates, if a house has strong cash flow as an "all-cash" purchase, it should still have acceptable cash flow with a mortgage.

A deposit is generally refundable if you do not get the property because the firm leases it to someone else or for some reason the property is not leased at all.

I would LOVE to host a google hangout or even just a 15 mins call on the phone from those who have the most experience while we both review a few of these results. weeding out the properties i come up with that are a for sure "no go" because of the specific transaction history. i hope i am making this clear, yet I am sure some of the experienced investors have a few simple set rules when checking out this information window i have screen shotted.
