Can you own a few single family homes or smaller multi's?

I inherited my stepdad home unfortunately because of his passing...I have always wanted to do the Airbnb venture and thus unfortunately gave me the opportunity.

My plan to purchase a home wouldn't be the traditional route. 

It is incredibly hard to find a cash flowing deal these days in northern UT with home prices and interest rates being so high.

In fact they've actually improved a little in terms of their location (neighborhoods). 

Only exception is "blood or flood" emergencies (everything is an emergency to a tenant).3) whatever your tax professional recommends.4) Any way but NOT picking rent up or accepting cash - unless tenant direct deposits to your bank account.5) You'll want to improve your lease over time as you deal with tenant issues.

Lots of turn-over with folks leaving the state or buying homes though.
