Unless you can get them on board with REAL fairness (in writing), it doesn't look promising to me.Sometimes, caring will NOT get you a good dollar return.

I've been listening to the podcasts for a while and am looking forward to meeting more people in the community and learning even more.If you have advice/tips on commercial real estate/investors in wine country, or MF investments in the east bay, I'm all ears!

The Health District in my view is bounded by:I-95 to the EastDolphin Expressway to the SouthNW 14th Ave to the WestNW 20th St to the NorthProperties within these boundaries are limited/rare, so while the above is the 'actual area' I also mean the surrounding neighborhoods and streets.The area doesn't have the best reputation in terms of safety (Though there are definitely rougher areas in the city), but it does seem like it a solid rental market - with plenty of jobs nearby.It is also fairly close (Depending on traffic) to Wynwood, Downtown, and Little Havana/stadium(s) and the airport.  

(Is that a thing people care about?

Little falls is a small town and they have a big complex at the falls and a big apartment complex next to that, also some areas are prone to flooding, so you need to be careful there.

I was wondering if anybody had any tips that they use to successfully put a house under contract when looking to assign the property!

I also have a few other tips in how you structure your offer to be more appealing to sellers.

Pro Tip: Always skip trace your returns (undelivarable) mail.

And of course some lenders don't care about either, so to me this person charging $5 for "appraisals" is charging you for something any Realtor should give you for free.
