As far as rehab budget, I am in a great position because the seller has done most big ticket items, leaving mostly sweat items like sheetrock, trim, hanging doors......

My recommendation is to look for things that fit the "80-20" rule, that will give you 80% of the results for 20% of the effort - a fancy way of saying hit the low hanging fruit first.

The real education starts when you are licensed so find a place you feel good about to hang your license.

Commercial loans are bigger so lenders do not like to hang out fixed interest rates for very long.
