Most banks do not care especially today they are happy just to get paid by someone and may not want to rock the boat.

Hint, if you need to use agents that rock with HUD props, they should have that relationship already established if there are good agent and if they doing a lot of hot deals and closing them they probably are.

You folks are paying for your neighbors power and your husband doesn't want to rock the boat with them because it's Christmas?

If I had a tenant who pays their rent, albeit late,  but takes good care of the property I probably wouldn't rock the boat too much.

I have a few staging items...rocking chairs on the porch...wine glasses and pretty colorful dishes in the kitchen...nice towels and soaps in the bath...nothing major...but the buyers did not ask nicely for the staging items but informed me  they get them because they were shown in the listing photos and everything in the photo is included in the sale ! 

For example, if you have 3 very quiet tenants and rent the 4th unit to a rock and roll band drummer that says he rehearses (alot), then you probably are asking for issues.
