Once I had 2010's profit, I grew it at the rental growth rate to get a total cash flow from 2010-2018, which I then added to the appreciation to see which cities had the best cumulative return.

Preparing form contracts isn't an overly complex matter and the amount of time expended to create the contracts can be estimated, so I would suggest trying to get a flat-fee rate over an hourly fee for completing such tasks
