Once I had 2010's profit, I grew it at the rental growth rate to get a total cash flow from 2010-2018, which I then added to the appreciation to see which cities had the best cumulative return. 

I have heard good things about Williamsburg, if another area closer to Hampton is showing more growth and upside I would be open to that as well.

Is this normal, and how do I keep this growth?

This is because they are usually in stronger rent growth areas as well.

Preparing form contracts isn't an overly complex matter and the amount of time expended to create the contracts can be estimated, so I would suggest trying to get a flat-fee rate over an hourly fee for completing such tasks.

If you select a market with population growth, jobs and wage growth, a balance between supply and demand and a diverse range of employers you will do just fine.
