I think as long as you are thinking it through and your real estate deal has large enough spread compared to what your funds would be earning in the market I think it's an idea worth exploring, especially on a BRRRR that'll allow you to pay the loan back and have a cash flowing asset than can also appreciate and provide tax benefits.

Alternatively you could explore establishing a home equity line of credit (HELOC) instead.

I would recommend exploring an umbrella policy with your insurance agent.If you buy the property in your personal name and then move it to an LLC later, make sure you get a new insurance policy.

I am in almost the same position as you, I graduated from WVU in May and I have recently started exploring the world of real estate investing.

Natural bridge caverns, downtown riverwalk, lots of parks around town, the zoo, Seaworld, going to New Braunfels, going to Fredericksburg.. there's a lot to explore!

Additionally, I suggested we explore mutually breaking the lease early to help them find a place that is more economical.
