Does anyone know of a lender that provides loans (specifically a cash out refinance) for properties that are deviated as college student rentals or SROs?

If you know of any service providers who can write and prepare these letters, possibly on the mainland, and then ship them to me for a final local dispatch, I would greatly appreciate your recommendations.

And the tools of the trade are always provided by the contractor, not his client.If your contract does not include some timeline for completion and/or milestones, I'd add it into future ones.

Does anyone have an experience in this area that could provide some insight?

Also, I think it’s nice to remind yourself that real estate has traditionally been a long game.

They check criminal, credit, and eviction records and provide a solid report.

I guess people who buy from them  don't have a way to check what they get against the real thing.I did find a provider on UpWork who had the exact thing I wanted.

I'd also suggest reaching out to a local agent in your target investment area - they'll have good referrals to provide you for your lending needs. 

Once I got great quality data it was an absolute game changer for me.
