Jerell,Credit and rental history are probably your biggest worries - i.e. do they have the funds to pay and will they pay, and do they owe to their prior landlords. 

Now Chicago Title told me that the wire missed the cutoff time and I will get the fund next Monday.

It was 3% for 6 month introductory rate.

How does anyone lock up a property without a proof of funds or verified funding?

In a market where I would expect to see 8-10% cap rates, I’m seeing things go at 3-4%.
