It's an expensive bridge to value add, flip RE, or close on a deal all CASH.

I rather fix the damage, have the neighbors insurance pay for it, and find a new Buyer once the issue is resolved.The important question is: After I say NO to the requested discount, if the Buyer decides not to proceed with the purchase, would the Buyer be entitled to receive their earnest money back or should I?

I have rehabbed three residences and flipped them as house hacks, but never purchased a building like this one that as purely an investment, so would love help on strategy and specifics. 

I thought there’s good potential as a flip, but perhaps not in this market and after capital gains (this is far from my hopes anyways).

If your exit is a flip I would be more careful.
