Rehab i unit one month rewrite lease and move tenant b into new unit, Rehab B in 1 month and ask tenant C and D if they want to extend their lease in a newly refurb property.

For instance I was just threatened to be sued for lead paint poisoning, but was lucky enough to write them a check for $5k and have them sign a release form in return for the tenants not pursing litigation.

Our lender has advised that its just as simple as you can't do the work so they don't release the funds - but we're worried it's not that simple.Any advise would be so appreciated!!

Do I need builders risk, or can I just extend my property coverage to cover all buildings and maybe have an endorsement for renovation(if they do that?)

Also, don't buy in a state with an extended eviction process time or that will cause more months of non payments.
