Looking for suggestions where to do a credit check, this is my first time having to do this. 

I’d like to transfer them to an LLC however from what I understand if a property still carries a loan and title is transferred to an LLC the lender may exercise their right to require the loan be paid in full.

Any suggestion on what I can do to buy this house?

I would suggest you search for and attend a local real estate investor's meet up in your area and try to ask for clarification on your thinking. 

Top it off I'm sure I'll need a chunk of that $100k as reserves to handle maintenance and renovations.Would you guys n gals suggest I attend the auction just to see what happens or should I be prepared to bid? 

The 3rd deal is acquisition of a resort property being purchased from a Bahamian Municipality for pennies on the dollar, to then be converted into a state of the art Stem Cell Rejuvenation Center headed by a board of the leading Stem Cell Doctors in the world.As you can see these projects vary in type with the commonality being there location-any suggestions?

I am telling them to avoid that deal like the plague, although I have no idea where to suggest alternative financing.As for her own property, they are willing to refinance her at a slightly lower interest rate, and switch it over from 26 remaining years to 15 with lower monthly payments.
