I've begun to wonder if my initial dislike towards properties with CDD & HOA fees would actually be a good idea considering they have community pools.

I'd also add that an investor may not actually need to own more than 10 properties, if they are high quality properties.

All my carpet jobs have been small and either wouldn't have qualified for the specials or hd couldn't get me scheduled fast enough, so I haven't actually used them to know if this is true.

And I am purchasing properties in Pratt actually :)

@Sean Thompson After going with someone local we realized we never actually went into the office.

Actually they have 9 states on their list that do require a license and a few states where they don't lend at all.  

Now, if you are looking towards the Forestdale/Adamsville areas of Jefferson County or actually north of the city limits of Birmingham, there certainly are good B neighborhoods.

I actually just acquired a property from Networth in Austin where the values are already going out of range for cashflow numbers to make sense. 

I'm actually a graduate from Tulsa union 11 years ago!
