@Fallon Pollard - I would also have a good sit-down with your insurance company and lawyer to discuss liability and instructions that need to be drawn up on your lease.Definitely figure out who is going to have responsibility to maintain the pool (probably will end up being you...tough to expect tenants to take proper care of it, just make sure you build that into your lease).

I don't see a problem as long as you instruct the buyer not to ask the seller any direct questions about price and to keep the conversation to a minimum.You could also request that the buyer submit the signed contract and earnest money with a contingency for final inpsection before the earnest money becomes non refundable.
