I would take a hard look at the contract, Somerville is becoming super restrictive on short-term leasing and I believe as of the 1st can now enforce it with ISD.

The facts are that a red state tends to create and enforce laws that are fair and just.

If you want to do this, find a good tenant first, and if they happen to be military or law enforcement and you want to go that route, just take the amount off the agreed-upon rent.

Many will tell you that the due on sale clause is almost never enforced as long as long as payments are made timely.

I do plan on enforcing renters insurance for all tenants.

Then it's a forcible entry and detainer action (eviction) since she'd need a written lease to enforce any "indefinite" terms.  

That is something I would leave to the PM as he knows the market far better than I do.And, as all PM companies know their leases better than I do and as such can better enforce them, I have no problems with their leases. 

Many of the lots and potential subdivision land required septics, so I also got a Sewage Enforcement Officer training and license to better understand the situations. 

For those of you that are house hacking a SFH or those of you that have in the past, what kind of house rules did you enforce?
