Tells me my electrical outlets are dangerous but do not fix them. 2 weeks later I received a notice of rent increase of 10/% and change of terms all on one letter.

Some made positive cash flow on my analysis but just did not feel right - for example: one had an tall electric pole in view which I'm sure will deter renters and future buyers, 3 or 4 of them backed into a busy road, etc...

Since we put in new Plumbing and Electrical work we had someone come and inspect the rough ins.

I check or have someone else verify what the parking situation is, how many electric and gas meters there are, what the condition of the exterior is, etc., etc.Asking sellers questions is purely for entertainment purposes and to show that I'm interested.

Since we usually sub out major repairs like roof, electrical, or plumbing, I haven’t run into any issues not having a license or certification in these areas.

To those of you saying you charge the first $100 (for example) of any maintenance to the tenant, does this include the maintenance on electrical, plumbing, structure, etc... that is deemed legally landlords responsibility to keep maintained?
