And I would recommend reading your local tenant-landlord law and/or taking a class, especially if you are going to self manage. 

One way you can save is to ask for a labor quote and material quote and go buy the materials your self from home depot.

There are probably other provisions that can get the same effect, but they would have to be in the lease prior to wanting to raise the rent.
