Your lender likely has a clause in the mortgage that allows them to call the entire balance of the mortgage due if the title is transferred out of your name.

After the negotiation, (assuming your paying cash) in terms of paperwork and contracts and title transfer and so on, for a person that has only done deals with an agent, who would you say  should take care of that (ex. attourney, agent, cpa, me?)

He wouldn't respond to e-mails in a timely fashion and don't even THINK about asking about texting.I ended up talking to the seller directly, because he had some concerns in general about our deal (I had underwriting issues) and I had issues with questions/disclosures I was not getting back.

When you are ready to assign the contract to your buyer you fill out an assignment of contract form (typically one or 2 pages long) and that document is what transfers your place in the contract to the investor/ buyer.
