@Joseph Rath keep saving and once you are ready to pull the trigger then you can absolutely house hack a duplex with FHA financing and sellers assistance to help with closing costs and get into a duplex under 200k for $12,000 or less total investment

I wonder if they were saying it costs about 10k for the materials to "print" the exterior walls or something, not counting the labor, overhead and machinery involved to build those walls...Not even counting the foundation, roof, utilities, trim, partition walls, doors, paint, etc.

That being said, I know Jordan well and while he wouldn't brag I can tell you he is an expert at scaring up off-market stuff, so you should definitely connect with him.Here are my thoughts on your criteria: B- area or better: No problem there are lot's of B- or better areas with duplexes.
