Sometimes is isn't, understanding the market and the numbers behind how many sellers you speak to who will eventually list their home versus the amount that will sell to a cash investor is critical.

It will eventually come around, and the client will leave them for a more reputable provider / opportunity.

If you do a 1031 transfer you will eventually have to pay taxes on it unless you die owning it and pass it to your children.
