Hey @Clay LehmanWe just did this today.1400-1800 sqft = 3 months of inventory$250K - $325K = 2.5 months of inventoryWe do 200 sqft differences and $25K differences for each analysis, I averaged them out to keep this reply short.

@Hansel Barretono, you buy the 4 plex with a low money down loan, and live in 1 unitisn't supposed to cash flow, just offsets your mortgage with the rentsbut of course you can even rent out the rooms in your unit and sleep in the basement or on a couch or whatever

I know u can use FHA w only 3.5% down but I know maybe u would have to figure it out with the mip so u can have a better deal but how would you know how to get the lowest mip for a deal?

AND I did the thing we all read about, as far as getting multiple quotes for insurance and everything, went to move forward with the best one, State Farm, and we find out that we can’t get a policy due to having made a personal articles claim less than three years ago (was probably almost 3 years ago.)Now this was my business partners who made that claim.
