. =/ I start getting income as soon as I close which is a great thing.. and with that I guess I can make a plan to pay those credit card loans with (16% intrest rate on 3 of them) .. be patient and save to invest ..down the road ill apply for the loan for another property..but this time ill be prepared.

Just be patient and the right deal will come along, and it'll be well worth the wait when you over deliver and/or if a downturn comes around and you out perform those folks that were more aggressive in their underwriting.

My wife however told me to be patient and let her come by, which was a couple days later which i didn't want to wait for, and the experience i had with her made the entire wait worth it.
