@Jared Fracker based on your description I don't think that your plan will work...you cannot borrow the DP for the conventional loan, and you still need to declare the loan of the PML so you'll still take a DTI hit.

In a meta-picture, I generally think there are a ton of great advice on BP but the best way forward is always in your context and nuance so put your own thought into everything and obsess over details and think about scenarios.
