So here are the numbers.price  $36Ktotal rent $1500  (according to rent o meter and my brain)Zillow value est $150Kcounty assessed value $110Ktaxes $428 yearly50% rule $620 cashflow with mortgage $750 w/o ( could possibly pay cash)rehab cost- no clue, lets say 25K?

The Lady behind me died of brain cancer about a year ago.

I came into a conclusion that the best route for me is to read, listen and pick someone’s brain who have done it before.

The best piece of advice that I can give you is to find an agent that specializes in one or more of these areas and pick their brain about these communities.
