The entire exchange period is only 180 days so the max your money will be tied up is an additional 135 days.And there's another silver lining - depending on how the dates line up your 180 days may not end until 2019.

You will have to honor any lease with the former owner they produce as long as it's dated to even one day before the closing.If it's a multiyear lease...sorry, you're stuck with it.Bang on that door and find out what their lease is.

Not sure if it was a automated thing due to the date because house was dropping in price about every month month half and it was about that time.

This way, you do not have to marry (which is equity/LLC) before you date (set return).In the future, after this deal, if you guys work together seamlessly, then maybe create a new LLC.
