If you can satisfy those two big-picture questions, and prepare your property adequately, and have the appropriate reserves to weather vacancies and/or any economic dark horses, you'll be just fine in 3, 5, 10, 20 years.- 

We got connected with a lender but like all smart lenders, they want us to have some skin in the deal in order to proceed.

We have plans to open up the closed off/ boxed up rooms with a pass through bar in between the kitchen and dining room to create openness and to make it brighter in the whole area since we currently have a dark, outdated, galley kitchen with a single window and terrible lighting.

I also watched video there other day where a landlord said he used a triple coat top layer on his floors but did not stain them,  then when there was a scratch he could just reapply the top coat material and the color would not be off.

I don't have any curtains in my units, and those might be more taste-specific since they can come in various colors/patterns/material. 

Can you shed some more color on that topic or was it just someone talking and voicing their opinion? 

I believe that because I don't have any skin in the game, it makes one cautious in dealing with my brand.
