Having trouble getting started

Good day fellow investors and RS pros,. Blessing to you all.

I've been studying real estate for about 2 years now and I love it. I'm just having trouble getting started. I've tried almost everything with persistent determination to no avail.

I believe that because I don't have any skin in the game, it makes one cautious in dealing with my brand. Is there any advice that would help a young investor to start closing deals and become more marketable during this time.
