I do nonrefundable $200 cleaning fee and $25 per pet that covers most of the carpet should a pet mess it up.. well at least helps defray the coat of new carpet..

@Chris Penny I think your best bet would be either getting an equity partner involved.

However, don't step over dollars to save pennies.   

I suggest getting with @Tim Swierczek to talk financing soonest possible, without a budget in mind and funding plan it's all just what-if's and maybe's which don't make a person 1 step closer to earning a penny.

You need to find out when the parking lot was last re-coated and sealed and when the roof was last replaced.

There was stuff and trash everywhere, at some point it had squatters living in it, there was graffiti on the exterior, and all the copper pipes and wiring had been stolen out of the house.

However, you need to pay pennies for this 2nd lien due to the high risk.
