The Seller agreed to seller financing and he is actually waiting for me to make an offer.I would like to come in at 685K with a 6% d.p. to cover agents fees and a 0% for 16 months until the rental agreements that are in place will be fulfilled .

You'll either want to take Kristen's advice and refi, leave the properties in your name and maybe look into some umbrella coverage, or just go ahead and put the properties in the LLC.

Who owns the item that is leaking (in your bylaws and declarations for the Condo association it should spell out what is part of you unit and what is the Associations)Without more details it would be difficult for someone to determine where the claim should go and if there would be coverage.
