I've come across this real estate "consulting" company. 

They make LOTS of money for the company because they pay out much less than you pay them!

And because of this, this is why so many people start with wholesaling. 

They are brokers or have their own credit lines or are placing money for true private lenders. ( I used to hae a company that did this I had 250 private lenders that did loans for my clients and I was a HML.

Most property owners that get into the start of foreclosure sell before it becomes REO...the internet makes it much easier for owners to sell instead of take the foreclosure route.

cash flow is always split but on the sale or refinance capital investment "down payment" is given first..When you guys sell the property the closing company will first look at how much is owed to bank then capital invested by partners as stated in partnership agreement..
