We recently acquired, fumigated, and remodeled a Duplex.The first tenant moved in, looked clean at first.The second tenant moved in and is saying there is cockroaches in their unit.

Whomever filled it out will be your first point of contact.Also try leaving a note on the door, someone has to pick up the mail or clean up the front lawn area.But probate will still have to be initiated before you can legally purchase any of the three properties.

(I am not an attorney, but I do expert witness work FOR attorneys on a variety of mold-related issues.)Often times, I tell folks to take photos of how bad it was in the beginning, how it looked when it was all cleaned up, and then how the finished product (rebuilt area) looks today.

Additionally, I've seen the banks start to do some minor rehab\freshening up of this type of home, exactly what appears to have been done here - new stove\microwave, carpets cleaned or replaced with builder grade, some fresh neutral paint etc, in hopes making them more appealing and moving them faster.Also, the lot seems tiny, less than 1/10 of an acre, and there do seem to be A LOT of recent foreclosures in the immediate area, which may scare off some buyers.

@Chase Hoover I am currently developing a process/system to capture the breakdown of the net payout (Booking amount, cleaning fee, service fee & management fee[aka tourist tax]) using excel and excel importer app, then import into QBO, it is not fully automated but I get the breakdown that I need.
