My estimates (not including GC overhead) indicate framing (materials & labor) in the $11/ft2, Plumbing & electrical in the $4-4.5/ft2 range each, HVAC in the $3.75/ft2 range, sheetrock & insulation in the $4/ft2 range, cheap vinyl siding in the $3/ft2 range.  

My family owns a 15 story, 54 unit apartment building in Chicago, and our current cleaning "crew" consists of a woman who lives in the building with significantly discounted rent as a trade for cleaning public areas + taking the trash out to the alley from each floor every other day.

Our motto quickly became “safe and clean”, allowing us to stay focused on using the cheapest products available in rehab.Higher occupancy rates.

All the others, the tenants pay for water/sewage, electric, cable, etc. 

Numbers looks good if no capital expenditure in near future like HVAC, plumbing, electric and all recently updated otherwise add 5-8% towards capex. 

I've been in the construction industry for 30 years, Have held/do hold General Contractor and Electrical Contractors licenses in Massachusetts and Florida.

The though of losing their deposit however usually is enough to get them to clean up and fix.

As I travel, I need a means to receive wherever I am (email is easy, but fax was a problem).Client can fax to my number, it goes to the trustfax server and encrypted for privacy, then emailed to me where it arrives as a PDF (clean and readable)Outgoing, I create a PDF (doc & xls work but can change the formatting, whereas PDF is fixed), login, setup the coversheet details, attach my doc(s) and FAX it. 

Property was full of stuff as well, but clean out was done before seller listed it.
