Does anyone have a recommendation for a property manager in the Alma/Mt Pleasant area of Michigan? Looking for a person or group to manage rental properties so I can be more hands off. Thank you!

Needs: New roof; possible foundation work (needs engineers report); possible plumbing work (old copper pipes); possible HVAC (has gas central heat and window ACs, would need central air, but seller may be in the process of updating) complete indoor rehab including floors; counters; light fixtures, refinishing cabinets; painting or otherwise fixing wood paneling.

Allison...I go to central michigan university and I just moved into Richmond for an internship.

(like the one's you put through a window) I was thinking of doing this because the cost of ac will only be 500 versus the central ac costing 3k and it will cool 1200 sq feet .. plus it only uses 1200 watts versus 3500 watts on a central a/c and I do plan on keeping the house for at least 5 years or more, maybe when i sell it I can install a new central air or ductless system.

Also if the property is older, masonry construction, central heating and/or hot water it can go higher too.

What I'm hoping to create is a centrally located resource that new RE investors can use to guide their financial rehab decisions and purchases in Chicago.

After 6 years of college, I'm very anxious to enter the "real" world and found BP to be an indispensable resource.While currently under a lot of pressure to find my first official job, I'm planning on moving to South/Central Florida as soon as possible to pursue an entrepreneurial career in real estate and investing.

So far the properties I have seen are not vacant or in need of major repairs.I don't want to offer too low and blow out a potential deal because of guidelines that may not work in my area of the Central Valley.Iv'e read the opinions of the heavy hitters from Southern California (Tim G, Aaron M).

Out here in Oregon we get what is called a HUB and TAC.. a surveyor comes out and sets our foundation points. we provide that to our bank as our foundation survey...
