Anyone care to comment? 

As it pertains to the two units downstairs that I usually rent on a long term basis, I've come to the conclusion per guidelines I've read from FHA that they don't care as long as the risk of me AirBnb'ing my own primary residence isn't there. 

Anyone have comments about this, pros, cons, zoning to be careful of?

This is Allegheny County, If you know the county court and county property records-keeping systems, you can crawl so far up into people's private business using the online records system that you're ashamed of how much you know about them.Our tenants also typically come from the health-care industry, our area's largest employer.

I’m thinking about providing a cleaning service and lawn care service with no choice, to ensure the property stays up to par.

I would be curious to know how many investors are really purchasing residential real estate deals with owner financing...The idea of owner financing in the context of a residential property has always seemed to me to be a bit of an urban legend; something promoted by so-called gurus to new investors hoping to get started buying deals with "other people's money" and no capacity to get a loan from a traditional lender.Let's consider the the most basic version of owner financing:  Buyer agrees to purchase property from seller. 

I personally wouldn't want to purchase a property in an area with that high of an HOA, but that's more of a personal preference. 

Out of an office building --  Into 3 seprate multi-family properties.

Make sure the properties were taken care of and you aren't walking into a mess - at least for the price she is asking. 

But the new one was 0.5inch wider so they had to cut the counter top and cabinets, which was not covered so they just left it the in the middle of the kitchen and i still end up paying for all that.I no longer get or care about home warranty for investment properties.
