The three should have rent raised, so I put $1700 for rent just to be conservative.According to the 2% rule this project is not good enough.

I lived at Silverado for 10 years 91 to 2001.. and born and raised and started my real estate career in the north bay Lake, Sonoma , Mendo and Napa were counties I sold land in.. mainly ranch ag and building parcels.. was a great incubator..

But for clarity, the overall thickness is going to matter for the stiffness of the board (Not always great on raised homes as some flexibility is better) as well as the sound dampening.

Personally, I really like the current tenants of the 3/2 from the conversation I had with her Saturday and would feel bad raising the rent as she takes such good care of the property but that's good money!
