With the government hopefully not planning to butt in anymore with short-term incentives, with foreclosures expected to be on the decline after a glut of alt-a and option arm defaults, and after what will likely be a rough off-season next winter, I have a feeling things will begin to improve next spring where I am.Also, if interest rates start to trend upwards, a lot of potential buyers will see an opportunity about to slip away and may jump into the fray, which should help all segments of the market.Of course, come next year, I have a feeling commercial real estate is in for a bad surprise...

The population has been declining there for way too long for me.Chicago has the best cash flows I work with, the Texas cities are always a good bet but their cash flows are a little hindered by higher property taxes but they should still work, Phoenix is a no-go, Atlanta is still good but financing can be tricky unless you have enough cash to make up for a low appraisal (sounds like you do), Charlotte is good, Memphis is good just not my pick, and Indy and KC are always cash flowers but little appreciation potential.If I were to buy tomorrow, it would be Chicago, Atlanta, or the TX cities.

Overall the area is agriculture and the area is in a slow decline population wise about 10% loss in the past 30 years.
