Due diligence (what you should evaluate before you buy)?

Investment Info:Single-family residence buy & hold investment.

It is fairly universally known that if you want to buy real estate, you go to the local MLS and/or Zillow.

He buys multi-family properties with upside where he is all in at 65%. 

All offers to buy/sell should be posted in the Real Estate Classifieds.

Things like:- having them name you as an additional insured- having their policy be Primary and Non-contributory- Requiring that their policy provide 30 day notice of cancellation- Having their policy waive subrogationThe Tenant should have General Liability, Professioanal Liability, Workers Compensation, Business Auto, and possibly Accident/medical coverage.

Once we came to an agreement with the contractor the buyers loan contract had expired so he had to drop out. very unfortunate because the buyer really wanted to buy the house. 

I'm kicking off a Triplex Renovation in Midcity as a buy and hold next week.
