I have listened to many podcasts and spent the last year or so periodically reading about REI online, but I figured it was time I began interacting with the community and receive some helpful feedback/constructive criticism.

Getting good comps for that neighborhood is a challenge.I did a search and I didn't find anything within 1 year or 1 mile similar to yours that sold for more than the appraisals you've received.

If you are on the GP team and will be receiving fees, those will have self-employment taxes.

But the weird thing is no body knows who pays taxes, even on record the seller said; "yeah I was confused about that for the past 10-15 years"

Quick sidebar, if the same prospect receives 25 postcards from different sellers all saying the same thing, the message begins to lose effectiveness, and it might be time for the savvy marketer to move to something new. 

@Tua Toiaivao It is uncommon for an agent to receive an offer from a non-agent.

Since I never received an invoice, in January I enquired if the repairs were done.
