If the duplex has one electrical meter then one person pays for all of the usage, and the only way to recoup that is to use a bill-back system in which each tenant repays a portion of the electrical usage (or a variation of this idea).

You should bid what your analysis suggests is a great price for the property, keeping in mind that many of the multifamily properties in the Greater Philly area are converted older homes rather than purpose built multis, so often the utilities are co-mingled among units (water, heat, electric, gas etc), meaning you either would want to convert/separate them so tenants can pay their own, or ratio bill (which adds mores item to track and manage)

yep in your house. so in the summer time AC bills will increase and the house will smell like TIDE detergent while the dryer is on. if you have the units in a closet or area with a closed door all that moisture can cause mold as well. sorry, you really should vent it!

They pay bills and we split taxes.So if our mtg payment is $2500 and rent in the area for a 3 bdrm is $1500.00 than they would pay $1500.00 and remaining $1000.00 we split.

If they can only swing $600 right now, OK, but we better have a payment plan set up to cover the remaining $400.I bet a lot of the people saying they can't pay rent right now are going to be paying their cable TV and iPhone bills as they know those services will get turned off by the provider.
