I was thinking of running Google PPC for however long it takes to rank.Is there a better option?

I think on their level of scale they want to see lower rates to better compete with other accommodations and get more bookings. 

Bottom line is I think real estate investors would be better off to partner with a contractor instead of just hiring a contractor.

I've heard that it's better to have a commercial property insurance policy for the LLC that covers all of the rental homes in it since A) it may be more cost effective than having individual normal home insurance policies on all of the homes and B) it will name the LLC as the primary insured party which technically will be the primary insured since the homes will be in the LLC's name. 

I purchased a property where there was a verbal lease, month-to-month, 0 security deposit, and the rent was 1/2 of the market rate... some instances you're better off having the seller evict 1st.

Since I posted this, I have had a few conversations with my mentor and other real estate investors/lenders and have a much better grasp on action items when the right deal comes along.

The house is in pretty rough shape and we are trying to determine if it is worth rehabbing or if it is better to tear it down.  

It’s likely those high price points are going to remain that way and continue to appreciate better than other markets along with NH having one of the lowest vacancies rates in the entire country if not the lowest.

Just gathering investor information & Ideas to be better informed.
