Jump in the pool, the water's warm :)

Anyone know of a pool repair company that will inspect a pool in the Sacramento area?

I hear that Waxhaw is growing significantly in the next couple of years, everyone says to start looking in your own backyard!

The shared backyard is filled with their junk which the tenants in the other unit complained about.I did a civil and criminal background search on the tenant and he has been evicted twice and has an extensive criminal records including multiple drug charges, break and enters, battery and assault with a weapon.Here is a picture of their backyard treasures:

Hey Kristine, I know my post was a little disjointed but I did cover the int/ext painting and front and backyard landscaping under scope of work.  

As a result, we were able to choose from a large pool of tenants, and were able to fill 4 additional apartments in other buildings from the showings of all of the units in this building.  

They trimmed the bushes off the roof of the house, bought a new mail box out of their own pocket.But I'm finding a few things that I'm not sure whether they are damage or not, and others that are clearly damage, but so minor that I'm wondering if it worth the hassle dinging their security deposit.Tenant is a married couple with two kids, though, they violated several terms of the lease:1) Got a dog [pit bull] that was not allowed. 2) Her sister and what appears to be one of her kids moved in with them at some point apparently after her divorce, I presume less than a year. 3) They got a pool that, along with the dog, caused me to have to get new insurance which was a huge hassle since I have 5 policies and an umbrella policy and have to move them all to get the best rates and the umbrella...With that background here come the questions:Obvious damage but not sure if I should ding them:-Two torn/missing blinds in front of house.

At the end of the back yard about 300 feet there are high tension power lines.

So I walked out back and found this in the back yard.  

My plan is to add it to our rental fleet (wow, that sounds big - but the fleet is really small so far).3bd, 1.5 bath with basement and back yard (property is included and is not part of any condo ownership).
