in the city where i work, there is a company owned by koreans and they made the engineers go out and put asphalt in the pot holes because they were too cheap to fix the parking lot.i have not heard about having to go out drinking with the boss.

Get it under contract to take it off the market.Record a document that clouds title Ask your closing agent/title company what docs they required to pass insurable title.Go with her to the attorney and stay with her during the private meeting to prevent the "attorney client privilege" from being claimed later.

@Kevin Colwell ,The LLC won't matter, except to certainly prevent you from getting conventional 30yr fixed (which would be extremely difficult if not impossible anyway).

In many areas I've looked rent to value ratios have not made sense and the "first look," policy has prevented me from bidding on the low priced ones that did make sense.To think you can find 20 financed properties through HP isnt impossible but much more difficult not that the inventory of HP properties has dwindled, atleast in areas I am looking at.
