I learned that there are restrictions in any updates to the front exterior of historic properties and this information would have been disclosed during the process.I called the historic department and this is what I got.

If the property is old, it may need updating anyway.

My place is a bit outdated and I know I could get higher rent with some renovations, but this is the way I look at it.I have looked into investing $80k or so into my property just to update it and get it a bit more attractive and then doing a HELOC or Cash Out Refinance to purchase another property and continue on the BRRR strategy.

The wife is currently working with charities/governement programs to help them with the rent but there is no update yet.As of right now, the husband still has not been released from prison. 

You can push rent if you update everything, but that gets into a territory that you're trying to shy away from.  

REALTOR.com is the best one because it's updated quickly and it shows if a property is already under contract.

I like that it has a brand new roof, new windows, and recently updated because I'm not in a position to do any major upgrades to create more value.
