My aim is to sharpen my real estate development, sales, negotiation, and project management skills.

I have the knowledge and skill, I just thought my time was more valuable, but when a $1,000 a month rental COSTS me $3,000 every turnover, that might convince me my time is worth semi-self managing.This may sound a bit like a RANT, as well it should. 

I'm very much in the learning stages but have decent financial modeling skills and a MBA which should help me get started.

If they don't you probably need more time in developing your research skills.   

I'm so excited to start my new life in real estate I'm ready to receive all the knowledge on making the best investment choices with my great energy and wonderful social skills I'm determined to be great 

The deal may end up dying.But if the seller is willing to pony up the shortage at close, he or she is going to be real mad if he or she finds out you are wholesaling it. 

I've been in the marketing industry for a while now and can't wait to apply my skills here in Real Estate.My goal is to create financial and time freedom.

But these 'Guru's' are very skilled at using the psychology or fear, wealth, lost opportunity, security and love, to break down peoples barriers and get them to sign up for something that is beyond their scope and skill level to complete.  

Their skills and experience are superior to anything that could possibly come after them so obviously 'murica will be circling the drain in the not-to-distant future.

My hold up is that I try to do 80% of the repairs myself and this project was above my skill level by a lot.There are a few more fourplexes i.
