Quality vs. quantity sometimes makes a huge difference to your rehab and your wallet in a Unfortunately negatIve way .Been their myself, great lesson learned!

We have been getting the place ready for rehab and there was significant intrusion of vegetation etc and to preserve the integrity of the roof, siding and fascia trees and vines need to be trimmed/cut.

At that price, I'm assuming you have some major rehab to do, but maybe not.Not an accountant, but from my own research if you use the IRA you need to have enough in that IRA to cover all the property expenses.

I couldn't locate the property to run rent comps based on the address, but if you're getting negative cash flow on paper, you may want to investigate things closer.

Have you priced out the actual cost of rehab, or is that an estimate?
