I guess I'm kind of stuck between a rock and a hard place.

About 2 years ago my landscaper's lawn mower through a rock at our 36"X72" double pane window, shattering it into a million pieces.

Never mind the possibility of an audit. ( Not worried as much about an audit and she didn't go overboard so I don't see any red flags)I wasn't happy when I received my copy but figured that I could easily fix this and amend them to what they are suppose to be and correct everything.

All you're looking for is some big red flag. 

However, where I am now, trying to deed the property to my LLC my insurance has to be changed to the LLC as well, which raises a red flag with the mortgage company because they want me to refi at a higher rate because the LLC doesn't have the history.

There is already so much great advice here I only see a few things to add.First off, good for you Orlando for taking action and getting excited about your next/first mobile home transaction.Without taking a look at this mobile home personally I already see a few red flags.1.

You may find it beneficial to attend the Wayne County REIA meeting that meets in Southgate the first Tuesday of every month at the Red Lobster restaurant at 6:00PM.  

But you'll have the appraisal fee.Hard for you to check and ensure compliance without sending up red flags really.
