A hand shake and a quit claim deed is not way to conduct business.No if your a simple bird dog an you work under an investor and he is paying you a finders fee then that I could see.

So, you weren't a wholesaler...you were just a bird-dog...that's a completely different scenario...Btw, I'd be willing to bet that if a lender sees the wording above on a contract, they won't approve the transaction...As I've said before, I don't know of any legal way to wholesale a typical short sale without disclosing the resale to the lender...which is likely to get the transaction denied.

My initial goal is to start bird dogging and/or working with a mentor for a bit so I can get a better feel for the wholesaling and flipping process before I start wholesaling, both standard and reverse (preferred) until I have enough financial resources and/or a partner so I an start investing in purchasing sensible single homes and small multi-family rentals to use for passive income.

Personally 120K for $1,200 in rent on a difficult to finance property with a monthly HOA cost sounds like a dog to me.

Your contract is a dog, I don't see anyway to save your EMD because I don't see any way you find someone to take it over even with no assignment fee.It's better to lose $1k than to close on the house and figure out your estimates are way off and end up losing $15k.
