You might find that in the law of large numbers, there could be a 40% loss or delinquency rate say at the 125K to 150K arena, won't really apply to my specific underwriting.As a mortgage broker I had one of the lowest delinquency ratios in the nation with my wholesalers, always in the top 2 to 6% range.

A simply search of the states corporate officers would show that the borrower was not an owner of the business, but the bank wanted more.

Tax assessments are public.Assessments by an HOA to owners may or may not be of public record.However, an HOA is a non-profit corporate structure which under state law requires the books of the corporation to be provided to the public, so a request may be necessary to the HOA.

There are plenty of ways to get involved and experienced on a salary.Don't forget corporate real estate divisions, Wal-Mart has a real estate division, there are folks that do nothing but travel around locating new store spaces, chain restaurants, auto parts stores, JC Penny, Sears (I know they are closing stores but the staff is still there to do that as well) Hedge Funds, banks, insurance companies.....long list of commercial management positions inside the corporate world. :)
